How ceiling repair quotes differ

Two ceiling repair quotes can have very different prices because they may describe different repair boundaries, finishes, exclusions and responsibilities. Compare the written scope before comparing the total.

Start with the repair boundary

A quote should state whether the work covers a small patch, one sheet, a defined section, a complete room or several connected areas. A low price for a local patch is not comparable with a quote that includes broader removal, re-fixing, replacement and repainting.

Ask each contractor to identify what remains in place, what will be removed and where the new finish stops. This is particularly important in open-plan rooms, long joint lines and ceilings with strong natural light.

Check whether the underlying cause is included

Ceiling cracks, staining and sagging can return when the cause is not controlled. A ceiling quote may exclude roofing, plumbing, electrical, mould, asbestos, framing or other specialist work. Exclusions are not necessarily a problem, but they should be explicit so responsibility is clear.

Compare the full finish

“Repair ceiling” can mean different things. Confirm whether the price includes:

  • protection of floors, furniture and occupied areas;
  • removal and disposal of damaged material;
  • backing, fixings, strapping or framing preparation;
  • plasterboard installation, taping, setting and sanding;
  • texture matching, stain isolation, primer and paint;
  • cornice removal, matching or reinstatement;
